The estate stands in a 4,100 square meter plot, included in a private gated peninsula of 115,000 square meters, which is shared by 11 residencies. It is a protected group of independent residences, each one gated and with its very own private pool. Amazing sandy beaches of Kalivia and Aghios Petros are accessible from the peninsula, via a restored, old path connecting the two beaches located on the east and west side of the villa.

This villa is in the closest proximity to the beach of Kalivia, while it also offers spectacular views of the Aegean Sea and the neighboring Cycladic islands. 

Villa Joy is built on two levels: the 140 sq. m. ground floor and a lower 70 sq.m. level leading to the garden, while the interior is furnished with custom-designed items and art pieces, and featuring attractive amenities, like TV/DVD player/sound system, Wi-Fi internet connection, ceiling fans and air-conditioning.
On the ground floor of the villa you can find the spacious living room, equipped with TV and air conditioning, as well as a dining room accommodating 6 people. There is also an open plan, fully equipped kitchen, as well as two comfortable double bedrooms, built with ensuite shower rooms and a WC for guests.
Additionally, there is the relaxing master bedroom, featuring its own shower room, air-conditioning and TV, as well as an amazing view of the sea from the window. 
Finally, there is the lower ground level, featuring a twin bedroom with ensuite shower room, offering a view of the garden; also, this is where the laundry and storage rooms are located, as well as the water collecting tank, useful for access to water during dry periods.

In the yard of Villa Joy, you will find the private swimming pool, boosting top notch, eco-friendly cleaning systems and a chlorogenic generator. 
There are sundecks for you to enjoy the pool at all times of day, as well as an outdoor shower, useful for washing up all the remaining sand after you return from a long day at the beach. Outside you will also find a large dining and lounging area, as well as BBQ equipment for you to make the best of your vacation. 

Finally ―now that we’ve mentioned cooking―, there is also a small vegetable garden on the front of the house; if you’re lucky, you can find seasonal vegetables for your everyday needs!
